Esta empresa es una especie de gestoria, que actua como intermediaria y/o asesora de ciudadanos extranjeros que quieren comprar alguna propiedad en la zona de Torrevieja y alrededores. De momento la persona que atiende el teléfono apenas sabe español. Nosotros tuvimos suerte y tratamos con Sandra sin duda la unica que se salva entre los "personajes" que pululan en los negocios inmobiliario de la zona.

They are none professional, they don't know the proper documents, they don't speak Spanish (no one of them!!!), and the poor people who sell me the property had to look for the certificate themselves.
LOOK FOR A REAL PROFESSIONAL AND MUCH CHEAPER!!! NO THESE ONES!
I am going to send a letter to the Consumers Office, to the sector association and to the ayuntamiento to complain for the harm all these none professionals are doing to the market.
Son muy poco profesionales, no hablan español, no conocen los documentos necesarios, y dejan al cliente a su suerte.
Hoy he firmado la compra y por primera vez han enviado a una cuarta persona (ya no sé quién realmente vendía, ni cuántos hay implicados que ninguno ha aparecido por la firma pero todos han cobrado) que era la única que hablaba español. Una mujer rusa encantadora con peor inglés que el mío y peor español que mi inglés. Al menos era seria y responsable, pero ni siquiera ella tenía toda la información y se ha sorprendido de que yo no tuviera aún todos los datos ni estaba segura de que hubiera firma, porque ni siquiera contestaron a la notaría para confirmar.

I bought my house through Spanish Solutions, but what a disaster that turned out to be. From the very beginning, absolutely everything went wrong.
They had scheduled the handover with me, but the day before the handover everything was suddenly cancelled. By that time, I was already in Spain with all my furniture. The handover didn’t happen until a month later. During that time, I had arranged five movers who – because everything was cancelled at the last minute – had to stay in a hotel at my expense. That little “joke” cost me €5,000.
When the day finally came, it was again uncertain whether I would even get the keys. So I had to arrange people once again to help me move – again, all at my own cost.
But it didn’t stop there. I bought the house under the condition that a rental licence would be possible. That was confirmed to me. Yet as soon as I became the owner, it turned out that the homeowners’ association voted against rental. I wasn’t even invited to the meeting where this was decided – probably because they knew there would be objections.
I’ve tried to get in touch with Spanish Solutions, but no one seems to take responsibility. No response, no solution. And so now I’m left dealing with the consequences – both financially and practically.
It’s really sad that a company that calls itself “professional” can treat its clients this way. They could have resolved this easily and amicably, but they refuse to. That’s why I’ll now have to take further action.

We want to address your comments transparently, clarifying the circumstances and the capacity in which our legal team supports client's.
Handover Cancellation
Regarding the 11th-hour cancellation of the property purchase, we deeply regret the disruption this caused. We must clarify that this cancellation was unfortunately made at the instruction of the seller’s legal representative. While this external factor was entirely outside of our direct control, we sincerely apologise for the resulting impact on your plans. We actively encourage clients to put a Power of Attorney (POA) in place, which authorises us to sign at the notary on a client’s behalf, removing the need for clients to be present. This is a very beneficial process, especially in the event of a last-minute cancellation, as only our legal team is impacted, and we can attend the rearranged appointment on your behalf.
Clarification on Our Role and Tourist License Guarantee
Our team is a legal services provider that assists many customers with tourist licence applications. We are not a Real Estate agency, so are not involved in property viewings, nor are we involved in any pre-contractual assurances made at that stage. Our team do not guarantee or confirm the possibility of a tourist license prior to taking on legal file. Only after knowing all the facts and speaking to the community of owners will we advise a client on the possibility of obtaining a tourist licence.
Mandatory Legal Requirements and Timeline
We are fully committed to helping clients applying for licenses, but as a legal services provider, we must navigate the mandatory legal requirements in Spain, which are designed to protect all parties. The current process is strictly dictated by Spanish regulations, which require AGM (Annual General Meeting) approval from the community of owners and a Community Certificate before we can submit a formal application to the Town Hall.
We have absolutely no control over the scheduling or operations of the community AGM. The community administrators are solely responsible for organising this yearly meeting and for inviting all owners to vote on community topics.
Since most communities hold only one AGM per year, this community vote is the critical first step that needs to be initiated by an owner, and the AGM timing dictates the overall timeline, a factor that is regrettably out of our direct control.
To note, crucially, the Community of Owners has the legal right to vote to either approve or ban tourist licenses, and this decision is completely outside of our control.
We are dedicated to supporting client’s through every required step, and we believe our team is working hard to advance your file, but the 1st step is a client receiving approval at an AGM, if no approval is in place we can not start the application process.
We are completely at your disposal, and we have contacted you directly to ensure clear communication and to outline the specific, actionable steps that need to be taken to move your application forward.

After the passing of my mother unexpectedly in Spain in April 2023, I was at a loss as to what to do or where to start.
