Outstanding Professional Service – Property Sale in Ciudad Quesada.

​I was put in contact with Legal Iuris by Barclays/Watson when I started the process of buying a property in Spain in Ciudad Quesada.
​At the start of the process I was advised by Legal Iuris to grant them Power of Attorney in order to make the process easier and aside from a short trip out to go through that process and start the mortgage application, I was able to then complete the rest of the process through to completion while in Ireland, which made life much easier given challenges from getting away from a busy work schedule.
As you can imagine its quite daunting to buy a property in a different country, particularly for me being unfamiliar with the local legal system and language, however the team at Legal Iuris made the whole process easy and managed everything.
​They provided a really high quality service with quick response times, and were available to answer any questions and queries. All communications were really clear and they gave me all info to ensure the secure transfer of funds to the relevant folks, and handled all dealings with the tax authorities.
It was a pleasure to deal with Mar and Kirsty and the whole process was incredibly smooth, easy and stress free and to be honest it went as smoothly as if we were all based five minutes away from each other rather than in a different country....!
​I would strongly recommend Legal Iuris to anyone requiring expert legal assistance for property matters in Spain.

This review of Legal Iuris is written primarily for the benefit of any Irish/UK Citizens who may be considering purchasing a property in Spain and using Legal Iuris to act on their behalf.
I attended the A Place in the Sun Exhibition in Dublin Ireland, where I had an introduction to Vincent Ruiz & Legal Iuris.
My initial impression was very positive.Their presentation came across as very professional regarding the services they claimed to provide to overseas buyers, and their verbal quotation for acting as our legal representatives in purchasing a home in Spain seemed reasonable.
And it's here unfortunately, the positivity I had with Legal Iuris ends.
See below a snapshot of some of the problems that I encountered with Vincent Ruiz and Legal Iuris.

• He failed from the outset to issue a copy of his quotation in writing, despite receiving a written request from me for same,as is considered normal practice in the legal profession.

• He failed to supply both his phone contact details and his assistant Hannah, who was assigned to handle the purchase. All contact with Vincent Ruiz and his assistant was conducted by email.

• He levied fees to my invoice, without prior discussion and my approval as his client.

. He gave me less than 48 hours final confirmation that he was unable to attend the Notaries office to oversee the signing of the purchase contract, and demanded that he be facilitated with a different date, despite knowing full well that we were, for valid reasons ,unable to change the date at short notice.

Examples of Unauthorised Fees are.

* I made a general enquiry about tax due on the property, 1 short written query, cost €120, + €150 for making a telephone appointment with the Spanish Embassy in Dublin. There was no discussion beforehand regarding these extra fees. In fact, I was unaware of these fees until I eventually got a breakdown of his costs, which I can attest that he was very reluctant to issue.

* A document called Nota Simple is required when you purchase a property in Spain. The actual cost of a copy of this document is in the region of €10. Legal Iuris charged my invoice €200 extra, on top of their fees.

* Mr Ruiz initially refused to issue an itemised breakdown of the fees that he applied to my invoice, and became highly belligerent and offensive when I insisted on same, implying that I was being disrespectful of his work, that I was being untruthful and, I was only raising issues in order not to pay his fees.
He then had the audacity to charge me an extra €60 for a copy of the breakdown of his charges on the invoice when he eventually, under duress did issue it.

To date, Mr Ruiz has refused without any valid reason to issue a receipt for the fee paid, claiming that the invoice is proof of payment.

My lasting impression of Vincente Ruiz and Legal Iuris is that they deliberately took full advantage of my naivety and trust to maximise their monetary gain from this purchase, and then became extremely belligerent and offensive when I called them to account.

ADDENDUM
I stand over everything I have written in this review of my experiences dealing with Vincente Ruiz and Legal Iuris, particularly after reading his response to my review of him and his firm, a review based on my experiences as a Legal Iuris client.

*Legal Iuris are being untruthful in their reply to my review regarding the fees they levied to my invoice.

*Legal Iuris are fully aware that the €200 fee for the Nota Simple did NOT include fees for any other service. All services mentioned in the reply were charged as extras to my invoice.

*Mr Ruiz did NOT subsequently issue a written quotation as stated in his reply.

*There were NO phone or video calls to Mr Ruis or his assistant Hannah, because they both neglected to issue their contact details when I requested them.

I suggest Mr Ruiz, that you should have followed your own advice in this instance,before responding to my review of you in particular,and your legal firm Legal Iuris.

We horen vele verhalen van mensen die moeilijk hun residentie kunnen bekomen door de rompslomp van papierwinkel en de taalbarrière. Dat klopt helemaal. De vreemdelingenpolitie benadert de buitenlanders niet zoals wij in België gewend zijn. We voelden ons een nummer op dat kantoor. Maar dankzij Ben, in opdracht van Legal Iuris, hebben we aan zijn zijde, mede door zijn perfecte taalkennis en de politie kennende, aan onze groene kaart geraakt. Merci Ben!

Outstanding Professional Service – Property Sale in La Marina.

​I engaged Legal Iuris as part of a package for the sale of my Spanish property via Barclays/Watson. Given the complexity of the process and the volume of work involved, I found their fees to be exceptionally reasonable.
​The most pivotal decision I made was granting Legal Iuris Power of Attorney before my return to the UK. Entrusting a large-scale financial transaction to a firm while being in a different country can be daunting, particularly when you are unfamiliar with the local legal system and language. However, the team managed every detail with total competence.
​They provided a seamless, high-quality service, characterised by impressive response times. They navigated all property-related hurdles, ensured the secure transfer of funds to my account, managed utility transitions, and handled all dealings with the tax authorities. They even went the extra mile by assisting with the closure of my Spanish bank account.
​I would like to give a special mention to Mar, Alice and Kirsty. Their "nothing is too much trouble" attitude was incredibly reassuring. They remained calm, collected, and thoroughly professional throughou, especially on the occasions when my own stress levels rose. They are a significant credit to the firm.
